As daylight decreases and temperatures cool, many homeowners feel there isn't much time left to wrap up those lingering home maintenance tasks before winter sets in. However, just because the year is coming to an end doesn't mean your home improvement projects have to do the same. Our real estate agents often save many tasks for the end of the year. The holiday season is one of our favorite times to work on our home. Here are some of the items you can still tackle in 2022:

  • Paint Your Interior
    Painting some of the rooms in your house is a great cold-weather project. Choose a few rooms that could benefit from a fresh coat of paint, pick a new shade, and go to town. Since you're more likely to have the windows closed, be sure to use low or no VOC paint to minimize smells and harmful chemicals. As always, be careful.

    Adopting smart home technology will not only make your life more convenient, but it can also help you reduce your utility bills. Smart thermostats are a great investment that optimizes your heating and cooling. Smart doorbells add an extra layer of security to your home, and smart lights help you reduce energy costs. Some options even help us feel closer to our pets, as it allows for a quick check-in throughout the day!

  • Remove Lint From Your Dryer Duct
    It's easy and common for a significant amount of lint to accumulate in your dryer ducts over the years. This lint can not only impact the performance of your appliance, but it can also be a major fire hazard. Take the time to clean any lint and debris from your dryer duct.   • Upgrade Your Hardware
    If you have aging doorknobs, cabinet pulls, and railings, it's a great time to upgrade them. Choose new hardware that matches your doors, cabinets, and overall decor. Installing hardware is usually fairly simple. Seek out timeless options. Remember that certain colors can go out of style very quickly or may be harder to match or replace should you need to. When thinking about what hardware you'd like, also remember that spending just a little more to go above "builder grade" will give your home a more sophisticated look.

  • Shampoo Your Carpet
    You're likely to spend more time indoors over the next few months, so now is the perfect time to clean your carpets. Purchase or rent a carpet cleaning machine and then move all your furniture and decor out of the way. After you run the machine through each room, you'll be amazed at how clean your carpet looks and smells. Of course, you can also seek out a local professional to do this for you!

  • Replace Your Furnace Filter
    Texas generally has some mild winters. However, we've seen our fair share of cold days. Brrr! While there are many different heating solutions available, you should always remember to service them before the temperatures drop! Replacing the furnace filter should be on every homeowner's fall/winter maintenance checklist. Swapping out your filter before your furnace really begins working around the clock can prevent dust and particles from flowing through your ductwork.

  • Insulate Your Doors And Windows
    Applying weatherstripping and caulking around your doors and windows is a great way to reduce energy costs in the winter. Adding extra insulation layers can help keep warm air in the house and prevent your HVAC system from working overtime.
